Sarina has officially submitted their development permit application for the Richmond Green Regional Park baseball diamonds.  The application is for over 400 dwelling units on the corner of Sarcee Road and 33 Ave SW (though the City development map only reflects the 363 units for the higher density section of the site).

 

We are opposing the application based on the number of proposed units and the 6 storey block of dwelling units that will loom over the lower ball diamond, which is already about 6 m lower than this site. 

 

The City had indicated to the public that this site would allow for approximately 284 dwelling units.  Over four hundred units equates to more than a 35% increase to what was originally proposed.  This development will have a huge impact on traffic and parking in our community.


The original land use application specified maximum building heights and maximum unit density for the site.  Developing this site to its maximum density would negatively impact the surrounding residents.  We hope the developer will take a much more moderate and contextual approach to this development and focus on good urban design.  We have also indicated that parking will be a concern, and ask that as much parking as possible be provided for this development.


In terms of our vision for the project, we are looking for a development that is contextually sensitive to the surrounding neighbours and that also serves as a unifying lower density interface with the remaining park space.  We envision approximately 250 to 300 dwelling units on the site, in multiple buildings and configurations ranging from 4 to 6 storeys.  We hope to see larger dwelling units to accommodate families, as we believe this is the true missing middle—2 and 3 bedroom units close to the inner city with easy access to park space and regional pathways.  If possible, we would encourage the developer to consider some affordable units.
